The Real Cost of Aluminium Formwork per Square Metre
Purchase price tells you almost nothing about what formwork actually costs. Here is the calculation that matters — and why a more expensive panel is usually the cheaper one.
Ask three contractors what aluminium formwork costs and you will get three numbers that have nothing to do with each other. One quotes the purchase price per square metre. One quotes the rental rate. One quotes what the last job actually cost them, which is the only honest answer of the three.
The confusion matters because formwork is bought on the wrong number more often than any other item on a concrete frame. Below is the calculation we walk clients through before they commit to a system.
Why purchase price is the wrong metric
A square metre of aluminium formwork costs several times what a square metre of plywood costs. If that were the whole story, nobody would buy aluminium. But plywood is consumed in 5 to 15 pours and aluminium routinely runs past 300, which means the two systems are not comparable on sticker price at all.
The number you want is cost per pour per square metre — what one square metre of formed concrete actually costs you in temporary works, all in.
The formula
Take the delivered cost of the set, divide it by the realistic reuse count, then add the per-cycle costs that do not go away:
Cost per m² per pour = (Purchase price − Residual value) ÷ Reuse cycles + Labour per cycle + Consumables per cycle + Cleaning & repair per cycle
Three of those five terms are usually left out of the comparison entirely, and they are the three that separate the systems.

A worked comparison
The figures below reflect a typical 18-storey residential tower with a repetitive floor plate, priced in USD for illustration. Your local labour rates will shift the result, but the shape of the answer holds.

The purchase price ratio between plywood and aluminium is roughly 1:7.5. The cost-per-pour ratio is roughly 4:1 the other way. That inversion is the entire argument.
The three terms people forget
1. Labour intensity
Aluminium panels are numbered, modular and light enough to be handled by hand. A crew that has been through three cycles stops reading drawings and starts working from panel numbers. On our projects the labour hours per square metre typically fall by 35–55% against timber once the crew has settled.
2. Plastering
This is the largest single saving and it is invisible on a formwork quotation. A fair-faced aluminium finish removes internal plastering from the programme — not just its cost, but its duration, its wet trades, and its drying time. On the tower above that is roughly 22 days off the critical path per building.
3. Residual value
A set that survives 300 cycles still has resale or redeployment value at the end of the job. Timber has none. If you are running several projects, the second project starts with a set that has already paid for itself.

When aluminium is the wrong answer
We would rather tell you this up front than have you discover it on site. Aluminium formwork does not pay back when:
- The building has fewer than about 8–10 repetitions of the same floor plate
- Every floor differs significantly, so panels cannot be reused without re-cutting
- The project is short and no follow-on work exists to absorb the residual set
- Site security is poor enough that loss risk is material
In those cases plastic formwork or a rental arrangement will usually beat a purchase. We quote both when the case is marginal.
The break-even point
For a typical shear-wall residential structure, an aluminium set bought outright reaches break-even against a timber solution somewhere between the 12th and 18th floor cycle. Everything after that is margin. On a 33-storey tower you are running free for roughly half the building.
If your project sits below that threshold, ask about a rental rotation instead — one set moving between blocks reaches the same economics without the capital.
